Wie wir bereits in der vergangenen Woche auf unserer PROJECTS Seite berichtet hatten, entsteht am Halleschen Ufer in den kommenden Jahren rund um den sogenannten “Postbank-Tower” ein neues Wohnviertel.
Dass das Projekt nun wirklich umgesetzt wird, ist wirklich keine Selbstverständlichkeit. Nach einer jahrelangen Hängepartie haben sich das Land Berlin, die DEGEWO und die Art-Invest Real Estate auf eine Nutzung des Geländes am alten Postscheckamtes am U-Bahnhof Möckernstraße geeinigt.

In den vergangenen Jahren hatte es immer wieder Streit zwischen Bezirk, Eigentümer und Bürgerinitiativen über die Ausgestaltung des Projekts gegeben. Nun aber steht das Konzept.
Auf dem knapp 36.000 Quadratmeter großen Areal soll eine urbane Mischung aus Wohnungen, Büros, sozialer Infrastruktur und Gastronomie entstehen. Insgesamt sollen 400 Wohnungen errichtet werden. 320 Wohnungen baut die landeseigene DEGEWO, wovon rund zwei Drittel gefördert sind.

Ziel des Projekts ist Ziel ist die Öffnung des ehemals reinen Verwaltungsstandortes zu einem urban gemischten Quartier mit vielfältigen Angeboten für Leben und Arbeiten. Das Areal liegt im Bezirk Friedrichshain-Kreuzberg, gegenüber vom Landwehrkanal und unweit vom Potsdamer Platz.
Auf den nördlich gelegenen Baufeldern wird die DEGEWO rund 320 Wohnungen bauen, von denen rund zwei Drittel als geförderter Wohnraum mit bezahlbaren Mieten angeboten werden. Daneben wird die Art-Invest Real Estate etwa 66.500 Quadratmeter Gewerbefläche sowie 80 weitere Wohnungen errichten.
Zur Stärkung der lokalen Infrastruktur entstehen auf dem Areal auch eine Kita, ein Supermarkt, weitere Geschäfte sowie Flächen für Gastronomie.
As we already reported on our PROJECTS page last week, a new residential area will be built on the Halleschen Ufer in the coming years around the so-called “Postbank Tower”.
That the project is now really being implemented is not a matter of course. After years of hanging around, the State of Berlin, DEGEWO and Art-Invest Real Estate have agreed to use the site at the old post check office at the U-Banhof Möckernstraße.
COOPERATION OF THE STATE OF BERLIN, DEGEWO AND ART-INVEST REAL ESTATE
In recent years, there had been repeated disputes between the district, owners and citizens’ initiatives about the design of the project. But now the concept is ready.
An urban mix of apartments, offices, social infrastructure and restaurants is to be created on the almost 36,000 square meter site. A total of 400 apartments are to be built. The state-owned DEGEWO is building 320 apartments, around two thirds of which are subsidized.
400 NEW APARTMENTS, 320 OF WHICH ARE SUBSIDIZED
The aim of the project is to open up the formerly purely administrative location to an urban mixed quarter with a variety of offers for living and working. The area is located in the Friedrichshain-Kreuzberg district, opposite the Landwehrkanal and not far from Potsdamer Platz.
DEGEWO will build around 320 apartments on the northern plots, around two thirds of which will be offered as subsidized housing with affordable rents. In addition, Art-Invest Real Estate will build around 66,500 square meters of commercial space and 80 further apartments.
To strengthen the local infrastructure, a day-care center, a supermarket, further stores and areas for gastronomy will also be built on the site.
