Nachdem die Hochhauspläne für den Alexanderplatz jahrzehntelang nicht so recht in Schwung kommen wollten, scheinen die 20er Jahre zum Jahrzehnt des Aufbruchs für einen der populärsten und kontroverstesten Orte Berlins zu werden.
Neben der Baugenehmigung des Signa-Hochhauses am Kaufhof (die Bauarbeiten sollen bereits im Sommer beginnen) und dem bereits im Bau befindlichen Monarch Tower direkt neben dem Alexa geht es nun auch beim dritten, großen Hochhausprojekt an die Umsetzung.
Baugenehmigung für das Projekt liegt seit März vor
Das Unternehmen Covivio errichtet direkt neben dem Hochhaus des ParkInn Hotels einen 130 Meter hohen Zwillingsturm nach Plänen des Architekturbüros Sauerbruch & Hutton. Die Baugenehmigung für das Projekt liegt seit März diesen Jahres vor.
Neben Büro- und Einzelhandelsflächen entstehen in dem Gebäude auch Wohnungen, die vornehmlich im zukünftigen Sockelbau untergebracht werden sollen. Knapp 12.000 Quadratmeter werden für Wohnflächen eingeplant.
Büros, Einzelhandel und Wohnungen sollen entstehen
Auf dem Dach des Sockelbaus ist in 36 Metern Höhe ein großes, mit Bäumen und Pflanzen begrüntes Dach nach Plänen des Landschaftsarchitekturbüros Sinai geplant. Insgesamt 2.500 Quadratmeter wird diese öffentlich begehbare Fläche umfassen.
Die geplanten Büroflächen werden vornehmlich im über dem Sockelbau liegenden Turmbau untergebracht. Hierfür sind rund 27.000 Quadratmeter vorgesehen. Auch Verkaufsflächen wird es in dem Gebäue geben, und zwar in den unteren vier Etagen des Sockelbaus, auf einer Fläche von insgesamt knapp 22.000 Quadratmetern.
Öffentlich begehbare Dachterrasse entsteht
Das Unternehmen Covivio äußert sich zum Projekt wie folgt: “Es ist uns wichtig, den Alexanderplatz durch die Öffnung des Gebäudes für alle Nutzer sowie die Schaffung eines gastronomischen Angebotes auch in den Außenflächen attraktiver zu gestalten und so Positives zur Aufenthaltsqualität am Alex beizutragen.”
Das Investitionsvolumen für das Projekt beträgt rund 530 Millionen Euro. Zur Absicherung des Bauvorhabens hat Covivio zwei Partner mit ins Boot geholt: Die Versicherungen Generali und Covéa beteiligen sich an dem Projekt.
Direkt am Alexa entsteht das Hochhausprojekt “Monarch Tower”.
Die Signa-Gruppe baut ein Hochhaus in das Kaufhof-Gebäude hinein.
Bereits fertiggestellt ist das Projekt “Grandaire Berlin”, auch am Alexanderplatz.

After decades in which high-rise plans for Alexanderplatz didn’t quite want to get off the ground, the 1920s seem to be turning into the decade of new beginnings for one of Berlin’s most popular and controversial locations.
In addition to the building permit for the Signa high-rise at Kaufhof (construction is scheduled to begin as early as this summer) and the Monarch Tower, which is already under construction right next to the Alexa, the third, large high-rise project is now moving forward.
BUILDING PERMIT FOR THE PROJECT HAS BEEN AVAILABLE SINCE MARCH
The Covivio company is building a 130-meter twin tower directly next to the ParkInn Hotel high-rise according to plans by the architectural firm Sauerbruch & Hutton. The building permit for the project has been available since March of this year.
In addition to office and retail space, the building will also house apartments, primarily in the future base building. Just under 12,000 square meters are planned for residential space.
OFFICES, RETAIL AND APARTMENTS TO BE BUILT
On the roof of the plinth building, a large roof planted with trees and plants is planned at a height of 36 meters according to plans by the landscape architecture firm Sinai. This publicly accessible area will cover a total of 2,500 square meters.
The planned office space will be housed primarily in the tower building above the base structure. Around 27,000 square meters are planned for this. There will also be retail space in the building, namely on the lower four floors of the base building, on a total area of almost 22,000 square meters.
PUBLIC ROOFTOP TERRACE TO BE BUILT
The Covivio company has the following to say about the project: “It is important to us to make Alexanderplatz more attractive by opening up the building to all users and creating a gastronomic offering in the outdoor areas as well, thus contributing positively to the quality of stay at the Alex.”
The investment volume for the project is around 530 million euros. Covivio has brought two partners on board to secure the construction project: the insurance companies Generali and Covéa are participating in the project.
