Aus stadtentwicklerischer Sicht gehört Schöneberg zu den Hotspots der Hauptstadt. Neben Großprojekten wie der “Schöneberger Linse” oder dem Wohnungsbauprojekt “Friedenauer Höhe” stehen vor allem die Planungen für die Weiterentwicklung des EUREF Campus im Mittelpunkt des öffentlichen Interesses.
Genau hier gibt es nach zahlreichen Spekulationen um die Zukunft des historischen Gasometers endlich mehr Klarheit. Nach übereinstimmenden Medienberichten wird in das 80 Meter hohe Industriedenkmal nun doch nicht der US-amerikanische Autokonzern TESLA einziehen.

Diese Spekulationen hatten sich bereits vor Monaten zerschlagen, obwohl sich das Gerücht hartnäckig hielt. Ein Umbau des 1913 errichteten Niedrigdruck-Gasbehälters, der seit 1994 unter Denkmalschutz steht, ist aber dennoch geplant.
Der Gasometer soll zu einem Bürogebäude mit Kongresszentrum aus- und umgebaut werden. Das Gebäude, welches in die bestehende Konstruktion hinein gebaut werden soll, wird ebenfalls kreisrund sein, aber einen “Restpektabstand” von einem Meter zur historischen Konstruktion einhalten.
Jedenfalls sind dies die Pläne von Reinhard Müller, Vorsitzender der EUREF AG. Und die Vorbereitungen dafür laufen bereits auf Hochtouren. Die in das Stahlgerüst eingebaute sogenannte “Jauch-Kuppel” (benannt nach einer Fernseshow des beliebten Fernsehmoderators Günter Jauch, der im Gasometer jahrelang eine politische Talkshow moderierte) wird derzeit demontiert.

Nach dem Abbau soll die Kuppel dann aber erst einmal eingelagert werden, bis die Entwicklung des zweiten EUREF Campus am Standort Düsseldorf entsprechend fortgeschritten ist. Das Berliner Pilotprojekt, welches national und international hohe Anerkennung erhalten hat, wird nun also auch auf andere Standorte ausgeweitet.
Sobald am Berliner Standort der Gasometer vom Kuppel-Einbau samt zugehöriger Dachmembran befreit ist, soll der Ausbau des Gasometers in Angriff genommen werden. “Das ist der letzte Schritt, um den Campus fertigzustellen”, sagt Reinhard Müller.

Und es soll bereits einen Hauptmieter für das zukünftige Bürogebäude geben: Die Deutsche Bahn plant, in das zukünftige Gebäude einzuziehen.
Derzeit befindet sich das Vorhaben im Bebauungsplanverfahren, Anfang Februar soll die öffentliche Auslegung der Unterlagen stattfinden. Bis zum Jahr 2023 soll die Ausbau vollendet sein.

Eine Bürgerinitiative kritisiert allerdings, dass der Gasometer so hoch – bis zum vorletzten Gerüstring – mit einem in des Gasometer gebaute Turmgebäude ergänzt werden soll. Ob diese Bedenken das Projekt noch verzögern können, ist derzeit noch offen.

From an urban development perspective, Schöneberg is one of the capital’s hotspots. In addition to large-scale projects such as the “Schöneberger Linse” or the “Friedenauer Höhe” housing project, the plans for the further development of the EUREF Campus are the main focus of public interest.
It is precisely here that there is finally more clarity after numerous speculations about the future of the historic gasometer. According to unanimous media reports, the 80-meter-high industrial monument will not be occupied by the U.S. car company TESLA after all.
TESLA WILL NOT BE THE ANCHOR TENANT IN THE FUTURE GASOMETER EXTENSION
These speculations had already been dashed months ago, although the rumor persisted. However, there are still plans to convert the low-pressure gas holder, which was built in 1913 and has been a listed building since 1994.
The gasometer is to be expanded and converted into an office building with a congress center. The building, which is to be built into the existing structure, will also be circular, but will maintain a “respectful distance” of one meter from the historic structure.
At least, these are the plans of Reinhard Müller, chairman of EUREF AG. And preparations for this are already in full swing. The so-called “Jauch dome” (named after a TV show used by the popular TV presenter Günter Jauch, who hosted a political talk show in the Gasometer for years) built into the steel framework is currently being dismantled.

Once dismantled, however, the dome is to be put into storage until development of the second EUREF Campus at the Düsseldorf site has progressed accordingly. The Berlin pilot project, which has received high national and international recognition, will now be extended to other locations.
As soon as the gasometer at the Berlin site has been freed from the dome installation along with the associated roof membrane, the expansion of the gasometer is to be tackled. “This is the final step to complete the campus,” says Reinhard Müller.
ANOTHER EUREF CAMPUS IN DÜSSELDORF
And there is already said to be a main tenant for the future office building: Deutsche Bahn plans to move into the future building.
The project is currently in the development plan process, and the public display of the documents is to take place at the beginning of February. The expansion is to be completed by 2023.

However, a citizens’ initiative criticizes the fact that the gasometer is to be extended so high – up to the penultimate scaffolding ring – with a tower building built into the gasometer. Whether these concerns can still delay the project is currently still open.
