Zwischen Ostbahnhof und Warschauer Brücke wächst ein komplett neues Viertel in die Höhe und ist in großen Teilen auch schon fertiggestellt. Noch im Bau sind aber mehrere Hochhausprojekte.
Zwei der Projekte, die das zukünftige Bild des “Mercedes Benz Quartiers” maßgeblich prägen werden, schreiten mit großem Tempo voran: Die Projekte “Stream Berlin” und “Max und Moritz”.
“Stream” und “Max & Moritz” werden das Quartier dominieren
Die Signa-Gruppe, die in Berlin mehrere ambitionierte Projekte vorantreibt, entwickelt das Bürohochhaus “Stream”. Die kantige, dynamische Architektur des zukünftigen Gebäudes hat medial bereits für viel Aufmerksamkeit gesorgt.
24 individuell gestaltbare Stockwerke soll der Büroturm nach seiner Fertigstellung umfassen. Das Gebäude wird dann 90 Meter hoch sein und auf etwa 50.000 Quadratmeter Bruttogeschossfläche Platz für 2.500 Arbeitsplätze bieten. Im Rohbau ist das Gebäude bereits fertig. Derzeit wird die verglaste Außenfassade am Gebäude angebracht. In den unteren Stockwerken wurde bereits mit dem Innenausbau begonnen.
“Stream”: 24 Stockwerke auf 90 Metern
Auch der zukünftige Mieter steht bereits fest. Wenig überraschend ist es das Unternehmen Zalando, das bereits mehrere Gebäude im Mediaspree-Areal bezogen hat und mit dem Bezug des “Stream” Towers weitere Büroflächen hinzugewinnt.
Das Erdgeschoss des Turms wird ein großzügiges Foyer mit einem weitläufigen Empfangsbereich sowie öffentlich zugängliche Gastronomieflächen umfassen. Die vorgesehenen Büroflächen sollen flexibel bespielbar sein und Raum für großzügige Arbeitslandschaften oder strenge Zellenaufteilung bieten. Jede einzelne Büroebene wird Terrassen im Westen und Südwesten beinhalten.
Mieter des “Stream” wird Zalando – Fertigstellung noch in 2021
Im ersten Obergeschoss sind ein Konferenzbereich für bis zu 600 Besucher, Nebenräume und Versorgungsflächen vorgesehen. Im siebten Obergeschoss staffelt sich der Baukörper, in Anlehnung an die Umgebungsbebauung, zurück und entwickelt sich in einer reduzierten Grundfläche weiter nach oben.
Die Fertigstellung des Projekts ist für Ende 2021 geplant. Das Gebäude am östlichen Rand des Ostbahnhof-Quartiers wird dann zu den größten Bauten des Mediaspree Areals gehören, und sicher auch zu den auffälligsten.
Doppel-Hochhaus: “Max & Moritz”
Ein weiteres, aufsehenerregendes Hochhausprojekt wächst am anderen Ende des Quartiers in die Höhe, und zwar in doppelter Hinsicht. An der Mariane-von-Rantzau-Straße wachsen die Türme “Max & Moritz” in die Höhe.
Die beiden Türme werden die meisten der neu errichteten Wohn- und Geschäftshäuser überragen und allein durch ihr architektonisches Zusammenspiel hervorstechen. Das Unternehmen DIE WOHNKOMPANIE Berlin GmbH & Co. KG entwickelt den Neubau nach Plänen des Architekturbüros Nöfer Architekten aus Berlin.
86 und 96 Meter hoch, 44.000 Quadratmeter für Wohn- und Geschäftsflächen
Nach Abschluss des ersten Bauabschnitts wurde das Projekt 2016 nach Angaben des Unternehmens erfolgreich an einen internationalen Investor verkauft. Der südliche Wohnturm trägt den Namen “Max”: 23 Geschosse sind in diesem ca. 86 Meter hohen Gebäude untergebracht. 23.100 Quadratmeter stehen für Wohnungen, Büros, Geschäfte, Gastronomie, Dachgärten und einen Pool zur Verfügung.
“Moritz” ist demnach der Name des nördliche Wohnturms: Hier sind es noch drei Geschosse mehr als im Südturm. Das Hochhaus erreicht eine Höhe von 96 Metern, wird 21.100 Quadratmeter für Wohnungen und Gewerbe bieten und gehört damit zu den größten Wohnhäusern Berlins.

Between Ostbahnhof and Warschauer Brücke, a completely new district is growing upwards and has already been completed in large parts. However, several high-rise projects are still under construction.
Two of the projects that will significantly shape the future image of the “Mercedes Benz Quarter” are progressing at a great pace: the “Stream Berlin” and “Max and Moritz” projects.
“STREAM” AND “MAX & MORITZ” WILL DOMINATE THE QUARTER
The Signa Group, which is pushing ahead with several ambitious projects in Berlin, is developing the “Stream” office tower. The edgy, dynamic architecture of the future building has already attracted a lot of media attention.
Once completed, the office tower is to comprise 24 individually designable floors. The building will then be 90 meters high and offer space for 2,500 workplaces on a gross floor area of around 50,000 square meters. The shell of the building is already complete. The glazed exterior facade is currently being installed on the building. Interior work has already begun on the lower floors.
“STREAM”: 24 FLOORS ON 90 METERS
The future tenant has also already been determined. Unsurprisingly, it is the company Zalando, which has already moved into several buildings in the Mediaspree area and is gaining further office space with the occupation of the “Stream” tower.
The first floor of the tower will include a spacious foyer with an expansive reception area as well as catering areas open to the public. The envisioned office spaces are intended to be flexibly playable and provide space for spacious work landscapes or strict cell layouts. Each individual office level will include terraces to the west and southwest.
TENANT OF THE “STREAM” WILL BE ZALANDO – COMPLETION IN 2021
The second floor will include a conference area for up to 600 visitors, ancillary rooms and utility areas. On the seventh floor, the structure is staggered back in line with the surrounding buildings and continues to develop upwards in a reduced footprint.
The project is scheduled for completion in late 2021. The building on the eastern edge of the Ostbahnhof quarter will then be one of the largest structures in the Mediaspree area, and certainly one of the most eye-catching.
DOUBLE SKYSCRAPER: “MAX & MORITZ
Another sensational high-rise project is growing in height at the other end of the quarter, and in two ways. On Mariane-von-Rantzau-Strasse, the “Max & Moritz” towers are growing upwards.
The two towers will tower above most of the newly constructed residential and commercial buildings and will stand out simply because of their architectural interplay. The company DIE WOHNKOMPANIE Berlin GmbH & Co. KG is developing the new building according to plans by the architectural firm Nöfer Architekten from Berlin.

After completion of the first construction phase, the project was successfully sold to an international investor in 2016, according to the company. The southern residential tower is named “Max”: 23 stories are housed in this building, which is approximately 86 meters high. 23,100 square meters are available for apartments, offices, stores, restaurants, roof gardens and a pool.
“Moritz” is the name given to the northern residential tower: here there are three more stories than in the southern tower. The high-rise reaches a height of 96 meters, will provide 21,100 square meters for apartments and commercial space, making it one of the largest residential buildings in Berlin.
