Wohnungsbauoffensive: Zahlreiche Gesobau-Projekte in Pankow

In einer seit einem Jahrzehnt stark wachsenden Stadt nimmt der Bezirk Pankow noch eine Sonderrolle ein: Kein anderer Berliner Stadtbezirk konnte in den vergangenen Jahren ein so rasantes Bevölkerungswachstum verzeichnen wie der Bezirk im Berliner Nordosten.

Pankow, der heute auch die einstmals eigenständigen Bezirke Prenzlauer Berg und Weißensee beinhaltet, wäre – als eigenständige Gemeinde betrachtet – die drittgrößte Stadt Ostdeutschlands. Nur Leipzig und Dresden zählen noch mehr Einwohner.

Pankow: “Drittgrößte Stadt Ostdeutschlands”

410.000 Menschen leben heute in Pankow, Tendenz steigend. Da ist es nicht schwer, sich auszumalen, welche großen, infrastrukturellen Herausforderungen der Bezirk zu meistern hat. Neben der Schaffung zusätzlicher Verkehrs-Infrastruktur, Gewerbe- und Gesundheitsversorgung, Schul- und Kinderbetreuungseinrichtungen fehlt es natürlich vor allem an Wohnungen.

Der Berliner Senat, allen voran die ehemalige Stadtentwicklungssenatorin Katrin Lompscher, hatten zu Beginn der Legislaturperiode angekündigt, großvolumige Wohnungsbauprojekte vor allem durch die landeseigenen Wohnungsbaugesellschaften umsetzen zu wollen. Denn wichtig ist vor allem, dass nicht nur Wohnflächen im hochpreisigen Luxus- und Eigentumssegment entstehen, sondern bezahlbare Mietwohnungen.

Lompscher stand für die schleppende Umsetzung des Vorhabens stets in der Kritik, nicht nur seitens der Berliner Medien, sondern auch durch den Koalitionspartner SPD. Dass es bei allem Streit dennoch einige positiv zu bewertende und realisierte Bauprojekte gibt, geht in der öffentlichen Wahrnehmung häufig unter.

Wir haben einige Projekte der Wohnungsbaugesellschaft GESOBAU ausgewählt, die im Bezirk Pankow fertiggestellt wurden oder kurz vor der Fertigstellung stehen.

Mendelstraße – 351 Wohnungen am Schlosspark Schönhausen

In der Mendelstraße ist auf einem 14.000 Quadratmeter großen Grundstück das bis dato größte Bauvorhaben der GESOBAU entstanden. 351 Wohnungen mit einer Wohnfläche von insgesamt 25.000 Quadratmeter stehen dem Berliner Wohnungsmarkt seit Ende 2018 zur Verfügung. 106 Wohnungen davon werden als geförderte Wohnungen zu Nettokaltmieten ab 6,50 Euro pro Quadratmeter vermietet.

Der mehrgeschossige Neubau orientiert sich als Blockrandschließung mit Innenhofbebauung an der umliegenden Architektur. Die zwei Wohnhäuser befinden sich fußläufig zum Pankower Zentrum sowie dem Schlosspark Schönhausen.

Ein weiteres Neubauprojekt entsteht in unmittelbarer Nähe: An der Schloßallee 4 entstehen bis Sommer 2021 weitere 42 Mietwohnungen in einem Neubau, davon 14 gefördert.

28 Mietwohnungen an der Mühlenstraße

Auf dem Grundstück Mühlenstraße 41 wurde ein Mehrfamilienhaus mit insgesamt 28 Mietwohnungen gebaut. Der Neubau führt die vorhandene Struktur über Eck bis in die angrenzende Zillertalstraße fort und liegt mitten in einer blockrandbebauten Umgebung, etwa 120 Meter nördlich vom U-Bahnhof Vinetastraße.

Das Grundstück wird östlich durch die Mühlenstraße begrenzt, südlich durch den Neubau eines Mehrfamilienhauses. Immerhin neun der 28 Mietwohnungen werden als geförderte Wohnungen vermietet. Das Projekt wurde im Frühjaur 2019 abgeschlossen.

Gustav-Adolf-Straße: 40 Wohnungen auf 2.300 Quadratmetern

Auf einem Eckgrundstück an der Gustav-Adolf-Straße im Ortsteil Weißensee baut die GESOBAU 40 Wohnungen mit einer Wohnfläche von insgesamt rund 2.300 Quadratmetern. Das winkelförmige Mehrfamiliengebäude besteht aus zwei Gebäudeteilen mit insgesamt drei Hausaufgängen.

Blickfang des Neubaus ist die markante Ausrundung der äußeren Gebäudekante, die sich am frühen Bauhaus-Baustil der Nachbarhäuser orientiert, die in den 30er Jahren errichtet wurden. Die Fertigstellung ist für das Jahr 2021 vorgesehen.

Urban Living an der Langhansstraße

Ebenfalls in Weißensee entsteht das Neubauprojekt “Langhansstraße”. Es ist Teil des Vorhabens „Urban Living – Neues Wohnen in Berlin“, das vom Berliner Senat konzipiert worden ist.

In Zusammenarbeit mit den städtischen Wohnungsbaugesellschaften werden unter diesem Motto neue Formen für das zukunftsfähige Wohnen in der gemischten Stadt gesucht.

Das Gebäude in der Langhansstraße soll insbesondere Unternehmerinnen und Unternehmern die Möglichkeit bieten, Wohnen und Arbeiten unter einem Dach zu vereinen: Neben einer passenden Gewerbefläche können Interessenten auch eine Wohnung anmieten. So entstehen hier 13 Gewerbeflächen und 37 Wohneinheiten. Im Sommer 2021 soll das Projekt fertiggestellt werden.

In a city that has grown rapidly for a decade, the Pankow district still plays a special role: no other Berlin district has seen population growth as rapid in recent years as the district in Berlin’s northeast.

Pankow, which today also includes the once independent districts of Prenzlauer Berg and Weißensee, would be the third largest city in East Germany, considered as an independent municipality of Stadt. Only Leipzig and Dresden have even more inhabitants.

410,000 people now live in Pankow, and the number is rising. It’s not hard to imagine the big, infrastructural challenges the district has to overcome. In addition to the creation of additional transport infrastructure, commercial and health care, school and childcare facilities, there is, of course, a lack of housing.

Pankow: “Third largest city in East Germany”

At the beginning of the legislative period, the Berlin Senate, especially the former urban development senator Katrin Lompscher, had announced that it would implement large-volume housing projects primarily through the state-owned housing associations. Above all, it is important that not only residential space is created in the high-priced luxury and property segment, but also affordable rental apartments.

Lompscher was constantly criticized for the slow implementation of the project, not only from the Berlin media, but also from the coalition partner SPD. The fact that there are nevertheless some positively evaluated and realized construction projects in spite of all disputes is often undermined in the public perception.

We have selected some projects of the housing association GESOBAU, which have been completed in the district of Pankow or are about to be completed.

MENDELSTRASSE – 351 APARTMENTS AT Schlosspark Schönhausen

GesoBAU’s largest construction project to date has been built on a 14,000 square metre site in Mendelstraße. 351 apartments with a total living space of 25,000 square meters have been available to the Berlin housing market since the end of 2018. 106 apartments of which are rented out as subsidized apartments at net cold rents starting at 6.50 euros per square meter.

The multi-storey new building is oriented towards the surrounding architecture as a block-edge closure with courtyard construction. The two residential buildings are within walking distance of the Pankower Zentrum and Schlosspark Schönhausen.

Another new construction project is being built in the immediate vicinity: a further 42 rental apartments will be built in a new building at Schlossallee 4 by summer 2021, 14 of which will be supported.

28 RENTAL APARTMENTS ON MÜHLENSTRASSE

An apartment building with a total of 28 rental apartments was built on the Mühlenstraße 41 site. The new building continues the existing structure via Eck to the adjacent Zillertalstraße and is located in the middle of a block-edge-covered environment, about 120 meters north of the Vinetastraße underground station.

The property is bounded to the east by Mühlenstraße, to the south by the new construction of an apartment building. At least nine of the 28 rental apartments are rented out as subsidized apartments. The project was completed in early 2019.

GUSTAV-ADOLF-STRASSE: 40 APARTMENTS ON 2,300 SQUAREmeters

GESOBAU is building 40 apartments with a total living space of around 2,300 square metres on a corner plot on Gustav-Adolf-Straße in the district of Weißensee. The angular multi-family building consists of two parts of the building with a total of three house entrances.

The eye-catcher of the new building is the striking rounding out of the outer edge of the building, which is based on the early Bauhaus style of the neighbouring houses, which were built in the 1930s. Completion is scheduled for 2021.

URBAN LIVING ON LANGHANSSTRASSE

The new project “Langhansstraße” is also being built in Weißensee. It is part of the project “Urban Living – Neues Wohnen in Berlin”, which was conceived by the Berlin Senate.

In cooperation with the municipal housing associations, new forms of sustainable living in the mixed city are being sought under this motto.

The building in Langhansstraße is intended to offer entrepreneurs in particular the opportunity to combine living and working under one roof: In addition to a suitable commercial space, interested parties can also rent an apartment. This will create 13 commercial areas and 37 residential units. The project is expected to be completed in the summer of 2021.
