Die historische Stadtfigur des Achtecks am Leipziger Platz in der Mitte Berlins wird im Sommer 2021 nach über 70 Jahren erstmals wieder komplett sein, wenn auch in moderner Umsetzung.
Möglich wird dies durch die Vollendung des letzten Teilstücks im Bereich Potsdamer Platz/Leipziger Platz: Das durch die AGIB Real Estate Gruppe entwickelte Büro- und Geschäftshaus “TRION” nähert sich der Fertigstellung.
Komplettierung der Stadtfigur nach über 70 Jahren
Nach mehr als drei Jahren Bauzeit unter schwierigen Gründungsbedingungen wegen der unterkreuzenden S- und U-Bahnlinien präsentiert das Büro- und Geschäftshaus in diesem Frühjahr erstmals seine helle, modern gestaltete Fassade.
Das Gebäude fügt sich als Nordwest-Abschluss in die oktogonale Figur des Gesamtareals ein und führt die modernistische Fassadengestaltung des “neuen” Leipziger Platzes konsequent fort.
Baulicher Abschluss des Oktogons am Leipziger Platz
Das neu errichtete Gebäude verfügt über zehn Geschosse und eine Tiefgarage. Im Erdgeschoss werden Läden und Gastronomie angesiedelt, die darüber liegenden Büroflächen werden flexibel gestaltbar sein.
Ein Standard-Bürogeschoss im unteren Gebäudeteil hat eine Größe von ca. 1.100 Quadratmetern Mietfläche. Die Geschosse im Turmteil verfügen über etwa 400-800 Quadratmeter Mietfläche. Die gesamte Büromietfläche im Haus wird rund 8.200 Quadratmeter betragen.
Gastronomie und Einzelhandel im Erdgeschoss, Büros darüber
Die Flächen, die im Erdgeschoss für Handel und Gastronomie bereitgestellt werden, haben zusammengefasst eine Größe von ca. 830 Quadratmetern und sind flexibel teilbar.
Neben dem derzeit laufenden Umbau des Bundesratsgebäudes an der Leipziger Straße und vor der geplanten Verlängerung der Tram bis zum Potsdamer Platz ist das “TRION”-Projekt das letzte Bauprojekt, das zum Wiederaufbau des Potsdamer und Leipziger Platz nach der Wiedervereinigung 1990 zu zählen ist.

The historic urban figure of the octagon at Leipziger Platz in the center of Berlin will be complete again for the first time in over 70 years in the summer of 2021, albeit in a modern implementation.
This will be made possible by the completion of the last section in the Potsdamer Platz/Leipziger Platz area: the “TRION” office and commercial building developed by the AGIB Real Estate Group is nearing completion.
COMPLETION OF THE CITYSCAPE AFTER MORE THAN 70 YEARS
After more than three years of construction under difficult foundation conditions due to the intersecting S-Bahn and U-Bahn lines, the office and commercial building is presenting its bright, modern facade for the first time this spring.
As the north-western end of the building, it fits into the octagonal shape of the overall site and consistently continues the modernist façade design of the “new” Leipziger Platz.
STRUCTURAL COMPLETION OF THE OCTAGON ON LEIPZIGER PLATZ
The newly constructed building has ten floors and an underground parking garage. Stores and restaurants will be located on the first floor, while the office space above will be flexible in design.
A standard office floor in the lower part of the building has a size of approximately 1,100 square meters of rental space. The floors in the tower section have about 400-800 square meters of leasable space. The total office leasable area in the building will be approximately 8,200 square meters.
RESTAURANTS AND RETAIL ON THE FIRST FLOOR, OFFICES ABOVE
The space provided for retail and gastronomy on the first floor has a combined size of around 830 square meters and can be flexibly divided.
In addition to the conversion of the Bundesrat building on Leipziger Strasse, which is currently underway, and before the planned extension of the streetcar to Potsdamer Platz, the “TRION” project is the last construction project to be included in the reconstruction of Potsdamer Platz and Leipziger Platz after reunification in 1990.
